• Two nights are $873.00 plus a $250.00 refundable security deposit.

Rental Policies

CHECK-IN:
4:00 p.m. or after.

CHECK-OUT:
11:00 a.m. or before.

AMENITIES:
Bring your food, clothing, personal items such as music & DVDs. Everything else is provided including linens, paper products, firewood. Spa; Children OK; 2 decks; glass-front wood stove; microwave, convection oven, a fully equipped kitchen, dining table seats 10, stainless steel gas BBQ; stereo; TV; satellite; DVD; VCR; CD player, LP stove in family room, exercise bike, large video library.

SMOKING:
Smoking is not allowed. Evidence of smoking will be a basis for eviction and/or retention of your security deposit.

NUMBER OF GUESTS:
When you make your reservation, you will be asked for the number of guests in your party. We only allow a maximum of 10 people including children. Unreported guests at a unit will constitute a basis for termination of your stay with no refund of rent and/or retention of your security deposit.

CANCELLATION:
You may cancel up to seven days after you make your reservation without charge. Thereafter, you will incur a cancellation charge between $100.00 up to 100 percent of the rental depending on how soon before your scheduled arrival date you have to cancel and whether the house can be re-rented.

PAYMENTS:
One half of the total will be due ten days or less from the date you make your reservation. Your second payment will be due three prior to your arrival. No personal checks are accepted less than three weeks prior to your arrival.

OTHER CHARGES:
In addition to your rent, you will be charged a 11% Mendocino County taxes.

SECURITY DEPOSITS:
You will also be charged a refundable Security Deposit of $250.00. Security deposits are refunded by check within 21 days after you vacate your unit. All or part of the security deposit will be forfeited if owners determine terms and conditions are not followed as outlined in the renter's contract.

REFUNDS:
Conditions beyond our control, weather, road conditions, power outage, TV/Cable outages or guest emergencies do not constitute a basis for recovery. In the event of water, plumbing or appliance failures, we will dispatch a repairperson as soon as the problem is reported. Persistence of such conditions constitutes a cancellation of reservations, see "Cancellation" above.

SPAS:
Owners makes every effort to supply you with a spa in good operating condition. Occasionally, unforeseen circumstances may render the spas inoperable. Owners regrets these unusual inconveniences but cannot offer compensation in such cases. Spas are used at your own risk. There maybe additional charges for mid-visit cleanings or the need to change the water after your visit.

WAIVER:
Guests waive all claims for injury to persons or property resulting from any cause other than the affirmative negligence of Owners.
